I have been looking at REITs after all the feedback I got on a previous post, and also buying real estate.
I am 46 I live in Switzerland. My home country is Portugal and I plan to move back, in no much more than 10 years. Moving back means that my expenses will be way lower. If I could go back now, I could live with less than 1500 EUR a month if I had to rent a place to live, or 1000 EUR If I had an apartment.
I am prepared to live with little and I hope in 10 years when going back I have to work less or have my own business. I have no family here, I deslike working for others (that’s the polite way of saying it, I am sure most of you understand it).
Retiring in Switzerland is totally unrealistic even if I work until 65. I have only been here for a 10 years and before I was living from pay check to pay check in Portugal.
I am working out with two banks in Portugal to try to figure out if I can buy just 1 or 2 apartments. I am pretty sure I can buy 2, but still to be confirmed.
The kind of apartments in the city I used to live in Portugal cost around150’000 eur (one apartment) and that is pretty much what I have in cash , (150’000 EUR).
Apart from 150’000 Eur cash, I have about 40’000 eur in 3 ETFs : Vanguard Developed / Vanguard Emerging / Synchrony All Caps Swiss. I plan to add monthly about 500 eur but in Vanguard Developed only because the Swiss fund is too unbalanced.
I also have 30’000 Eur in Crypto (yes, I know… way too much), 96% in Bitcoin Eth and Cardano, 4 % in smaller coins but I am not touching this anytime soon).
I am considering 3 possibilities:
I. Buy 1 apartment only (For starters there is one set back: when I go back to Portugal I won’t have a place for myself or I would loose the rental unit to live in)
1A. Pay entirely , so no I don’t need a bank loan, and rent it out as soon as possible.
1B. Pay only 20% (minimum required) and invest the rest in ETFs / funds
1C. Pay any other percentage and invest the rest in ETFs / funds
II.Buy two apartments (In hopes of living in one and keeping one rental when moving back).
2A Pay only 20% (minimum required) for each one and invest the rest in ETFs / funds
2B Pay only 20% (minimum required) for one and all the remaining cash to pay max percentage on the second.
2C Divide my overall money and pay max percentage on each one (50/50)
III Don’t buy real estate and just put all the cash in ETFs / Funds (and pray that the world economy won’t go completely south).
(IV. Wait and see what inflation is going to do to us in this corner of the world?)
From my calculations, rentals pay themselves out in all cases (barely, sometimes). Yields range from around 4% to 6%. 6% obviously from 20% upfront choice.Profit, after taxes and paying the loan, range from 150 eur to 500 a month (this is free cash, not considering eventual appreciation of the rentals). 500 eurs, obviously for the scenario if I buy one apartment fully upfront (no loam and no cash left to invest in anything else).
In my mind, I fell the best scenario would be get all the cash and buy 2 apartments at 20% and 80% upfront. It’s what my brain perceives as more « peaceful ». Worse case scenario I will have one fully payed in ten years and still keep one rental paying itself out.

I turned as quick as I could and brought my gun to ready. I racked the weapon with a satisfying chnk chnk noise.
The clicking was getting closer, I could hear scraping and clawing. Whatever it was, it probably wasnt friendly. Good thing this Runelight is as bright as it is or I would be fighting blind.
I saw a black mass come around the corner. It had a few too many legs and a large mouth. Thats all I could see before whatever it was dashed at me.
No time to think, I fired a shot and then dashed to the side. I heard a pained cry like a cockroach that got burned with a blowtorch.
I turned onto my back with weapon ready. I saw the creature trying to turn to face me, I got lucky though, I injured one of its legs.
I used the opportunity to set my gun to full, and then held down the trigger. The muzzleflash made the cave constantly pulse with light as I gunned down the beast. Blood sprayed and the creature tried to retaliate, but every movement was punished with another round.
I kept that trigger pulled until I heard a clicking sound come from the gun. I sat there, breathing hard. "What the fuck was that thing?" was my only thought.
I got up and reloaded my weapon. After that I walked over to the creature to inspect it.
Whatever it was, it was large. It was seemingly insectoid in nature, with hard Chitin covering its body. "Not hard enough for good rounds though." I thought.
What was left of the body was hard to distinguish, I did after all pumped them full of rounds. Strange green blood oozed out of the bullet wounds, and blood covered the walls. What was left of the jaws left an impression of a large carnivourus creature. Its eyes were still intact, and as far as I can tell, they were compound eyes, like a fly.
"Welp, you big bitch, gun one, big bug zero."
I went over and grabbed the sack I dropped, and continued gathering the bones. When finished I had a big bag of bones.
When I was collecting them, I had noticed the bones were way smaller than mine length wise, but were thick as fuck. At first my thought was child, but why would a child be wearing armor? Strange...
I hefted the bag on my shoulder and started to walk, but stopped. I looked over at the big bug. "I am running low on food... I... fuck it, wheres my knife?"
Many chunks of the meat were ruined by my impromptu swiss cheesing of the bug. Despite that, I was able to get a good bit of meat. When I looked at it, it actually looked almost exactly the same as that meat that was in the fridge when I got here.
So I guess these people were eating the bugs like how the bugs were trying to eat them. No matter, I know that this meat wont kill me then when cooked. At least I hope it doesnt.
As I entered home once again, I sat the bag of bones on the living room table as I stored the meat. I will be eating that later, no doubt about it.
I then grabbed the bag and entered the cementary. For some reason though, the room feels... lighter? Not as such a heavy feeling as before.
I find a empty grave and then slowly start putting the bones into it, trying to make the skeleton anatomically correct.
After im finished, I looked at the name plate on its chest. "Hovë of Durein". With a chisel, I inscribed the name on the plack on the grave.
I closed the grave. "Maybe I should say thank you? Your home has saved me I do believe. I thank you for that, I really do."
As I started to leave, I heard a wooshing sound, and then a voice.
"I believe I should say thank you as well, dawri!"

With the indices looking increasingly shaky and a further 10-15%+ SPY/QQQ downturn on the cards, I have been looking for sectors that are likely to outperform in 2022 to try and find some upside through the turbulence of the coming rate hikes.
With oil at almost $85 per barrel, up 10% YTD already and showing no sign of slowing down; I find it highly likely that oil/energy stocks will continue their recent run of outperformance throughout 2022. I have seen several posts over the last week requesting tickers in this sector to start some DD on, so I thought I would do a very brief overview of my one stock pick that I believe will net investors significant gains over the next 2-3 months and a potential 10-15x over the next 2 years - $VTNR (Vertex Energy).
Disclaimer: I own shares and LEAPs of VTNR.
Vertex Energy is a refiner of alternative feedstocks and producer of motor oil netting the company roughly $150m in revenue yearly on average, but has struggled to convert much of this into profit in what is essentially a low-margin business – but this is not what investors are here for in VTNR.
The company announced a strategy change in May 2021 which sent the stock from $1.80 to highs of $14.32 (has now declined back to $5.12 following the decimation of all small caps over recent months – however, the stock has recently formed a base and started a strong uptrend). They are in the process of selling their legacy business of motor oil and recycling assets to Safety-Kleen systems for $140m – the sale is expected to close in the first half of 2022. Running alongside this is what investors are interested in - the purchase of a refinery in Mobile, Alabama from Shell for $75m which is expected to close in the first quarter of 2022.
Once the acquisition of the Mobile refinery closes, Vertex plan to convert the existing hydrocracker to produce renewable diesel by the end of 2022. The refinery has a capacity of 91,000 barrels of oil per day, with Vertex expecting 14,000 of these barrels per day to be renewable diesel by mid-2023.
Vertex expect to spend an additional $85m on the conversion of the hydrocracker, and expect to be producing renewable diesel at the refinery by Q3 2022. They will also enter into a multi-year offtake agreement with Shell and others for the oil and diesel produced at the refinery.
Here is what Vertex’s VP of business development had to say on the offtake agreements.
"As part of this transaction, we plan to enter into multi-year crude supply and product offtake agreements with several highly-respected counterparties, including Shell, who has been an exceptional partner throughout the sale process. We believe these agreements will position us to reduce our working capital requirements, while mitigating spot market risk on product sales. Upon closing, we expect to hedge a significant portion of the first-year production, reducing our near-term exposure to movements in refined product margins, as we focus on completing the planned asset conversion, which remains the most significant near-term economic driver resulting from this transaction."
The share price dropped from its highs initially due to worries that Vertex would be unable to secure the funding required to buy the refinery and upgrade the hydrocracker. Those worries have been put to bed recently as Vertex have secured financing in the form of a combination of funds to be received from the sale of the legacy business along with convertible notes due 2027 and a credit facility.
In their recent Q3 2021 earnings call, management set out full year 2022 and 2023 forecasts for the refinery.
